What to Expect When Purchasing One of Our Modular Homes

Purchasing a modular home with us is designed to be simple, transparent, and supportive from start to finish. Whether you’re interested in the Cozy Cottage, Pine Barrel Haven, or Paddington 2-Bedroom, our team guides you every step of the way.

Initial Contact & Design Selection

Your journey begins by reaching out to our office and letting us know which home model has caught your attention. Whether it’s the charm of the Cozy Cottage, the modern efficiency of the Pine Barrel Haven, or the spacious layout of the Paddington, we’ll gather your basic details and prepare the next steps toward making your preferred design a reality.

Introductory Call or Meeting

Once we receive your inquiry, we’ll arrange an introductory phone call or in-person meeting. During this session, our team will walk you through the features, specifications, and customization options for your chosen home. This is also your opportunity to ask questions, discuss concerns, and gain a deeper understanding of what makes our modular homes high quality, affordable, and adaptable for mobile or foundation-based setups.

Financing Consultation

After we’ve helped you explore your home options, we’ll connect you directly with our Finance Director. They will explain the available financing programs, including plans that may allow ownership with as little as 5–10% down, depending on employment stability and credit review. Together, you’ll review eligibility requirements, payment expectations, and the most suitable path for your financial situation.

Document Collection & Site Details

To proceed with financing and formal approval, you’ll be asked to provide essential documents such as proof of income, employment verification, and residential identification. If you already have a homesite in mind—whether it's land you own, a mobile-friendly location, or a site requiring a concrete foundation—we will also review any specific details or considerations needed for proper placement and setup. Our team remains available throughout this stage to address any uncertainties.

Formal Financing Offer & Clear Next Steps

Once your documents are reviewed and approved, you’ll receive a formal financing offer outlining the terms, conditions, payment structure, and estimated timeline. We provide clear guidance on what happens next— from down payment arrangements to production scheduling, delivery expectations, and the path to full ownership. Our goal is to ensure transparency so you feel confident and fully supported as you move forward.
